Permission in Principle secured for up to 11 family homes in South Gloucestershire
In 2026, Collins Planning secured Permission in Principle for up to 11 large family homes across three sites on Badminton Road, Winterbourne, South Gloucestershire.
Located in a prime development location close to the A4174 Ring Road, the sites presented an opportunity to deliver new housing in a sustainable and accessible location.
Our planning strategy focused on demonstrating that the sites constituted Grey Belt land and that their development was appropriate in principle under the latest national planning policy.
The sites were located outside the established settlement boundary, creating a number of planning considerations around the location of new housing and Green Belt policy.
Our role was to identify the strongest planning case for residential development and demonstrate why the sites should be considered suitable for housing.
The successful applications demonstrate the potential for Grey Belt and Green Belt land to deliver new housing where sites are appropriately located and a robust planning case can be made.
The project also highlights the importance of obtaining specialist planning advice at an early stage, particularly where land has previously been considered unsuitable for development or lies outside an established settlement boundary.
