Planning permission secured for a new dwelling following two previous refusals
In 2026, Collins Planning successfully secured planning permission for a new dwelling on the outskirts of Thornbury, South Gloucestershire, following two previous unsuccessful planning applications.
Having been instructed after the site had twice been refused planning permission by the local council, Collins Planning developed a fresh planning strategy focused on identifying relevant local planning precedents and applying recent changes introduced through the National Planning Policy Framework (NPPF) 2026.
Our approach involved demonstrating that the proposed development was acceptable in principle, drawing upon comparable residential developments in the surrounding area and the updated national planning policy framework to establish a robust case for approval.
Through a carefully prepared planning submission and clear justification of the development’s merits, Collins Planning secured planning permission at the first attempt following our appointment, overcoming the planning obstacles that had resulted in the previous refusals.
This project demonstrates the importance of specialist planning advice when dealing with challenging residential development sites, particularly where previous applications have been unsuccessful.
It also highlights Collins Planning’s ability to identify opportunities arising from changes in national planning policy, successfully challenge previous planning decisions and secure positive outcomes for clients.
